A Homeowners' Association (HOA) is a legally incorporated entity established under Nevada state law. Officially classified as "Common-Interest Communities," HOAs exist to serve the shared interests of your neighborhood—specifically the management and maintenance of common elements that benefit everyone in the community.
Your HOA was established by your neighborhood's original builder (known as the "Declarant") who implemented specific Covenants, Conditions & Restrictions (CC&Rs). These CC&Rs create the legal framework that governs how your Association operates and makes decisions in the maintenance of these common elements.
Homeowners' Associations weren't created to complicate your life—they were designed to protect it. These entities exist because individual homeowners need a collective voice and organized structure to maintain shared spaces and community standards. Without this framework, common areas like pools, parks, and entrance gates would lack proper oversight, and neighborhood standards could deteriorate over time, directly impacting your property value and quality of life.
Living in an Association -managed community means you enjoy professionally maintained common areas without the personal responsibility of upkeep. Your monthly assessments ensure that landscaping stays beautiful, amenities remain functional, and infrastructure receives proper attention. This collective approach creates economies of scale that individual homeowners simply cannot achieve on their own.
HOA fees, officially called "Assessments," are monthly charges paid by each & every homeowner to ensure the proper maintenance and upkeep of your community's shared spaces and amenities. Think of them as your investment in preserving the quality and value of your neighborhood. Assessments differ in their amounts due to factors of the Association, such as size or amenities.
Checking your HOA account balance has never been easier with our user-friendly online portal. Access everything you need in one secure location. From Governing Documents, Meeting Agendas, Community Calender, & More.
The Common Elements encompass all property officially owned by your Homeowners' Association. These shared spaces and amenities are typically detailed in your community's CC&Rs and represent the heart of what makes your neighborhood special.
By paying your assessments, you are directly helping others, & yourself gain a chance to truly experience your home & investment.
Homeowners' Associations operate under the leadership of a Board of Directors—fellow homeowners just like you who are directly elected by the community each year. This isn't some distant corporate structure; these are your neighbors, chosen by you and your fellow residents to guide your Association's decisions.
When you engage in your HOA's governance, you're not just exercising a right—you're actively protecting your investment and shaping the community where you live.
Your community needs engaged homeowners who care about its success. Whether you're interested in running for the Board, attending meetings, or simply staying informed about upcoming elections.
Democracy requires participation, be the change you wish to see in your Association!
Association Management Companies come in many forms and may go by various names—you might see Community Management, or Association Services, etc.
Regardless of the name, what matters most is that they hold proper licensing from the Nevada Real Estate Division (NRED), as required by law for all Community Association Managers in Nevada.
Management companies are hired directly by your elected Board of Directors to provide essential support in several key areas in the day-to-day operations of the Association. From Recordkeeping to the overseeing of Community Social Events!
There's often confusion about the role of Community Association Managers and administrative staff in HOA governance. The reality is that management teams have significant responsibility but limited decision-making authority. We operate under the direction of your elected Board of Directors, implementing their decisions as long as they fall within our professional scope of work and expertise.
As your management support team, we serve as dedicated record keepers, maintaining comprehensive documentation of all Association business and preserving your community's important history. We handle daily homeowner correspondence, ensuring every question receives professional attention and every concern is properly addressed. Our role centers on keeping your Association functional and healthy on a day-to-day basis, managing the operational details that allow your Board to focus on strategic governance decisions.
We recognize that not every situation falls within our area of expertise, and we're committed to transparency about our limitations. When specialized knowledge is required, whether legal, financial, or technical, we actively work to connect your Association with qualified professionals who can provide the expert guidance your community deserves. Our goal is always to ensure you receive the highest quality support, even if that means bringing in additional resources.
Our emergency line is specifically designed for urgent situations involving Association-owned common elements that require immediate attention to prevent property damage or safety hazards. These include water leaks in common areas, electrical failures affecting shared spaces, security gate malfunctions, pool equipment emergencies, lighting outages that create safety concerns, and structural damage to common elements.
This service ensures that critical problems receive immediate attention, even outside regular business hours.

As outlined in your community's CC&Rs, many Associations have the authority to enforce specific covenants that help maintain the character and value of your neighborhood. This enforcement process is designed to protect every homeowner's investment while preserving the standards of the community. Our certified Community Association Managers conduct monthly compliance inspections throughout your community. During these routine visits, our representatives will inspect the community for any items that would such violate the covenants of your community, and to inspect the common areas to ensure they are being properly maintained.
We understand that compliance enforcement requires balance—protecting community standards while treating every homeowner with respect and fairness. Our goal is always partnership, never punishment.
When you receive a compliance notice, you have 14 days to address the matter or request additional time. We've designed this process to be straightforward and fair, giving you flexibility while maintaining community standards. If you choose to resolve the issue, simply correct the violation as described in your notice, take a clear photo showing the resolved area, complete and return the violation response form, and submit both via email or mail to our office. Alternatively, if you need more time, you can submit a written request explaining your circumstances, include your proposed timeline for resolution, and send it via email or mail within the 14-day window.
Please note that telephone calls cannot serve as official responses to compliance notices, as we must maintain proper documentation for all Association records per NRS 116 requirements.
Reporting maintenance problems is simple and straightforward. Whether you've noticed damaged landscaping, pool equipment issues, lighting problems, or any other concerns with common elements, we need specific information to respond effectively and coordinate the appropriate repairs.
To ensure we can respond quickly and accurately to your maintenance request, please include your full name, complete property address within the community, current phone number, and email address where we can reach you with updates.
This contact information allows our team to follow up with questions, provide repair timelines, and confirm when work has been completed.
Photos are incredibly valuable when reporting maintenance issues, as they help our team assess the situation accurately and communicate effectively with vendors and repair professionals. Clear images of the problem area allow us to prioritize urgent safety concerns, obtain accurate repair estimates, and ensure that contractors understand exactly what needs attention before they arrive on-site.
We believe that well-maintained common elements are essential to your community's success and your property's value. Your vigilance in reporting issues helps us keep your neighborhood beautiful, safe, and functional for everyone to enjoy.
